I Pissed Someone Off{not surprising}


I made an appointment to see a house in my price range a couple of weeks ago. I saw the main floor, second floor, attic and basement. I even checked out the deck and yard outside even though there was snow every where. I talked to the listing agent a few minutes and then I left.

The next day I got a from the listing agent asking if I wanted to make an offer. I responded my agent would be in touch. Well that set off a series of texts from the listing agent, she was mad. Her last text to was, "We practice dual agency around here all the time". Yeah well, I'm not okay with that. I want someone to represent me, not the seller or an agent's bank account.

So, I'm not getting this house. She would not accept anything from me. I offered 3k more than what the market value and she wasn't budging. Basically, the house has been on the market a long time and she is lucky I offered her anything over market value. It's a small house on a very small lot. The current owners didn't finish some upgrades and others were done half-assed. The neighborhood is half renters and half owners, so there tends to be some unrest on this street from time to time. However, the neighbors on either side are quiet respectful home owners, so that was a plus.

UPDATE: This house eventually for 4K less than the listing price. That agent was just a biotch.

Always go with your gut, not your excitement,.I absolutely agree to watch the neighborhood at different days and times, especially during workdays..Always hire an independent and experienced home inspector, best money you'll spend..

Good move for you. What did your agent say about "Dual agency"? Who is in charge, you are.
I also learned to go back to the house in the evening, night, and on weekends both Sat. and Sunday. You may see a totally different area and activities, you may not want to be around. Neighborhood half renters, do they keep the properties up?, most do not. Good Luck, be picky. Beaver.

Take your time with house purchases.
Check plumbing.Look at electrical box.
is it a two wire or three wire.No to aluminium
Fireplace foundation.level floors.
Window sashes.Houses take a beating
in the east.Like I really need to say.

the listing agent risks penalties or losing his license if he is not presenting the sellers with the offer because of personal misunderstandings.

You have to do what you are comfortable doing. That other agent is not serving the client by not accepting a valid good offer.

I'm fine with waiting for the right place to come along. There are other houses in my price range, but more house and more property than what I can manage.
